Sandpiper Resort Co-Op ("we", "us", or "our") operates the Sandpiper Resort mobile application (the "App") and the website at responseiq.ai/sandpiper-resort. This Privacy Policy explains how we collect, use, and protect your information.

1. Information We Collect

Account Information: When you create or are assigned a resident portal account, we store your name, unit number, email address, phone number, and resident type (shareholder, homeowner, or renter). This information is provided by resort management.

Authentication Data: We store a securely hashed version of your password. We never store your password in plain text.

Device Information: When you use the App and enable push notifications, we collect your Apple Push Notification service (APNs) device token, device model, operating system version, and app version. This is used solely to deliver push notifications to your device.

Usage Data: We log login activity (timestamps and IP addresses) for security and audit purposes.

2. How We Use Your Information

To authenticate you and provide access to the resident portal
To display your information in the opt-in resident directory (only if you choose to participate)
To send you push notifications about community announcements, events, maintenance, and safety alerts
To process contact form submissions you send to resort management
To maintain security through activity logging

3. Resident Directory

The resident directory is entirely opt-in. Your name, unit number, and contact information will only appear in the directory if your account is configured to show in the directory. You may request to be removed from the directory at any time by contacting the resort office.

4. Push Notifications

Push notifications are optional. You may disable them at any time through your device's Settings app. When enabled, we store your device token to send community-relevant notifications. We do not use push notifications for marketing or advertising purposes.

5. Data Sharing

We do not sell, trade, or rent your personal information to third parties. Your information is shared only with:

Resort Management: Tracy Moon and authorized board members have access to resident information for community management purposes.
Apple Push Notification Service: Your device token is sent to Apple solely for the purpose of delivering push notifications. Apple's privacy policy governs their handling of this data.

6. Data Storage and Security

Your data is stored on secure servers with encrypted connections (HTTPS/TLS). Passwords are hashed using bcrypt. Session tokens are generated using cryptographically secure random bytes. The App stores your authentication token in the iOS Keychain, the most secure storage available on Apple devices.

7. Data Retention

Your account information is retained as long as you are an active resident. Upon departure from the community, your account will be deactivated. Session data and activity logs are retained for up to 12 months for security purposes. You may request deletion of your data by contacting the resort office.

8. Your Rights

You have the right to:

Access the personal information we hold about you
Request correction of inaccurate information
Request removal from the resident directory
Disable push notifications at any time
Request deletion of your account and associated data

9. Children's Privacy

Sandpiper Resort is a 55+ community. The App is not intended for use by children under 13, and we do not knowingly collect information from children.

10. Changes to This Policy

We may update this Privacy Policy from time to time. Changes will be posted on this page with an updated revision date. We encourage you to review this policy periodically.
