General

Yes, Sandpiper Resort Co-Op is a 55+ community. At least one resident in each unit must be 55 years of age or older. This is in compliance with the Housing for Older Persons Act (HOPA).
Sandpiper Resort is not a pet-friendly community. Pets are not permitted on the property.
Sandpiper Resort offers a 14-slip marina, heated in-ground pool, shuffleboard courts, pickleball court, community room, community library, waterfront fire pit, on-site laundry, and adjacent beach access. Seasonal activities include yoga, fitness classes, dance lessons, bingo, live music, and community dinners. See our Amenities page for full details.
Rentals
Per our bylaws, the minimum rental period is 30 days. Short-term vacation rentals (nightly or weekly) are not permitted at Sandpiper Resort.
Rental units are rented directly from the individual unit owner, not from the resort. Visit our Rental Listings page to see available units and contact the owner directly. Each listing includes the owner's name and phone number.
Yes. All renters and guests staying on the property must register with the resort office. The unit owner is responsible for ensuring their renter completes the Guest Registration Form before arrival.
Ownership & Co-Op
Sandpiper Resort is a resident-owned cooperative. Shareholders own shares in the co-op corporation, which owns the land. This gives you the right to occupy your lot and a vote in how the community is governed. Major decisions, including any potential sale of the property, require a two-thirds supermajority vote of all members. This means no outside entity can unilaterally purchase the park.
We have been a resident-owned community since 2003. Any major decisions such as a park sale would be subject to a two-thirds member vote, so no one entity can buy the park out from under us. Individual units do come up for sale from time to time — check our For Sale page for current listings.
A share in Sandpiper Resort Co-Op costs $25,000. This is in addition to the purchase price of the unit itself. The share purchase gives you membership in the cooperative with full voting rights and access to all community amenities.
The community has two types of residents: Shareholders (120 units) own a share in the co-op and lease their lot. Homeowners (46 units) own their home and lot outright. Both have access to all amenities and community activities. Governance rules differ slightly between the two groups as outlined in the bylaws.
Community Rules
Any exterior alterations, additions, or structural changes require prior written approval from the Board of Directors. You must submit an Alteration Request Form to the office before beginning any work. Interior changes that do not affect the exterior appearance or structure generally do not require approval, but please check with the office if you're unsure.
Quiet hours are from 10:00 PM to 8:00 AM. During these hours, residents and guests should keep noise to a minimum, including music, television, and outdoor conversations.
